Siding Contractors in Annapolis, MD

Homes in Eastport, Murray Hill, Wardour, Bay Ridge, Hillsmere and the Severn River communities sit in a genuinely harsher environment than a house twenty miles inland, and three things do the damage.

Salt air corrodes fasteners. Standard galvanized nails and staples that hold up fine in Howard County will rust and back out within a few years this close to the water. When fasteners let go, panels loosen, wind gets underneath, and a single storm peels a wall. We use stainless or hot dipped fasteners on waterfront and near water jobs as a matter of course, not as an upcharge line item.

Wind driven rain finds every gap. Nor'easters push water sideways and uphill. Siding is not waterproof and was never meant to be. What actually keeps the wall dry is the water resistive barrier, the flashing at windows and doors, and the way penetrations are detailed. We replace the housewrap on every full siding job and pan flash window openings, because the most expensive Annapolis siding calls we get are the ones where someone installed beautiful panels over a failed barrier.

Freeze and thaw cycles work the seams. Maryland swings above and below freezing dozens of times a winter. Materials expand and contract, and siding installed too tightly, a common shortcut, buckles and cracks at the joints. Correct expansion gaps at the nailing hem are not optional here.

Repair usually makes sense when the damage is localized and recent: a few panels torn off in a storm, impact damage from a fallen limb, or one elevation that took the brunt of the weather while the rest of the house is sound. If the siding is under about fifteen years old and we can source a matching profile and color, a repair is the right call and costs a fraction of a replacement.

Repair usually does not make sense when the panels are chalky and faded, because a new panel will never match a sun aged wall; when the profile has been discontinued, which is common on anything installed before 2010; when we find soft or rotted sheathing behind the panels; or when the same wall has already been patched twice. At that point you are paying repeatedly to postpone a project you are going to do anyway.

The honest test: pull one panel. If the housewrap behind it is intact and the sheathing is solid, repair. If the barrier is torn, brittle or missing and the sheathing is dark or soft, the wall has been taking on water and patching over it just hides the problem.

For a typical Maryland home with 1,800 to 2,400 square feet of siding, that works out to roughly $7,200 to $19,200 in vinyl, $12,600 to $31,200 in LP SmartSide, and $18,000 to $43,200 in James Hardie with the ColorPlus factory finish.

Annapolis jobs tend to land in the upper half of those ranges, and the reasons are specific rather than vague. Multi story and water facing elevations need more staging. Sheathing repair is more common on older housing stock near the historic core. Upgraded fasteners and flashing add material cost. Homes in the Historic District carry a review step that adds time. And a wrap and trim package in a coordinating color, which is what actually makes a siding job look finished, is real money that cheap estimates leave out and then add later.

This is where Annapolis differs from every other town we serve, and where a lot of homeowners get caught.

If your home is inside the Annapolis Historic District, the City is explicit: all exterior projects in the Historic District, whether or not they are exempted from a building permit, still require a certificate of approval under City Code Chapter 21.56. That includes siding. Changing material, profile, exposure or color on a visible elevation is a reviewable change, and doing the work first and asking later is an expensive mistake.

Practically, this means the design decisions get made before the contract, not during the install. Outside the city Historic District, in Anne Arundel County generally, siding replacement is not listed in the County's standard permit guide, and the County asks homeowners and contractors to email the permit center with the property address and scope of work to confirm whether a permit is required.
